We are a national home builder and we're very interested and we love your city. 00:15:27
We are here today to talk about Oscar Oaks is what we are calling this property. It's four separate parcels. 00:15:35
Totaling 162. 00:15:42
And a half acres. 00:15:45
The subject property is located on the east side of Saint Mary's Rd. north of Hwy. 40. 00:15:48
We are asking for rezoning of each of the four parcels. 00:15:53
In order to construct a community consisting of 179. 00:15:57
50 foot lots. 00:16:01
And 100 and 4632 foot. 00:16:03
Lots that will contain duplexes. 00:16:06
The community will include amenities. 00:16:09
Like a pool, clubhouse and a playground. 00:16:12
It will also include interconnectivity. 00:16:16
With golf cart, biking and walking paths. 00:16:19
And we have tried to design this to minimize wetland impact and preserve as much. 00:16:22
Wooded area as possible. 00:16:27

Going out even through 2008, through the Great Depression, we were one of the few home builders who. 00:17:13
State not just stayed afloat, but was profitable. 00:17:20
And we grew in market share and and I think that was a testament to our. 00:17:23
Product and our discipline and what we try to bring to the table to bring a good quality product to everybody. 00:17:28

Fairly similar to kind of what we. 00:18:40
What our philosophy is. 00:18:42

And this one is a local. It's a. 00:18:46
Jacksonville Project. As you can see, we tried to do our best to preserve as much wooded area, even between the ponds. 00:18:49
Preserve the wooded areas as much as possible. We know that brings a lot to the community. 00:18:56
And quite frankly, it helps us in in selling the homes, which is what our goal is here so. 00:19:02
I think we have kind of the same alignment in goals and what we want to try and do. 00:19:08

Shows what we would perceive to be the right of way within the community, within the neighborhood. 00:19:15
To help give us, you know, the interconnectivity. 00:19:21
We would provide a bike or golf cart path. 00:19:25
Separate from a pedestrian walkway, there would also be St. landscaping. 00:19:29
That we will have in there so we. 00:19:34
Think it will help provide that interconnectivity but also beautify the whole area. 00:19:38

As far as the amenity goes, the next few slides show just some examples of things we've done in the past. 00:20:40
This we haven't been able to design yet what the amenity would look like. 00:20:47

What we would be considered to be the minimum? 00:20:55
A pool that would be the appropriate size for the number of residents. 00:20:58

And they and some shade space. Also there would be a playground which may be adjacent to the pool or it might be in another part 00:21:04

But we would make sure again, it's appropriately sized. 00:21:19
For the size of the community, we don't want to have a pool that's too small for the number of residents. 00:21:22

Maybe a bigger pool you know will have the the furniture and everything appropriate we want to make it. 00:21:55
Attractive to potential home buyers and we feel like that's a good investment for. 00:22:01

Again, with the with the community as a whole. 00:22:06
To give you an idea of the homes, these are some of them that we've looked at. 00:22:10
That we would that we build here in the in the region. 00:22:14
Here's some examples of what would be built on the 50 foot lots. They could be one or two-story. They'd be between 3:00 to 5:00 00:22:19
bedrooms. 00:22:23
An average sale price would probably be in the low to mid three hundreds for for these ones. 00:22:27
And then a couple more examples of some other ones. 00:22:34
Same things, maybe some smaller 3 bedroom homes we feel like it applies to. 00:22:37
Families, but also maybe folks who are downsizing. 00:22:42
We'd have a variety of those again on the 50 foot lots. 00:22:46

This would be what we're we're referring to as our duplex villa. 00:22:52
Product. This is something that is brand new that we've just created specifically for this community. 00:22:56

With us 24 foot eat this is 2 units, each one is 24 feet wide. 00:23:06
That would give you an 8 on a 32 foot wide set back. 00:23:11
That would give you 8 more feet or 16 feet between each building. 00:23:15
So even though these are attached housing, we want people to have that would. 00:23:20
Potentially being a price point for maybe some folks who. 00:23:25

But would also give the feel as you're driving through down the street. 00:23:30
It feels like you're in a single family community where it's not these giant. 00:23:34

With a space in between to the next duplex and it kind of gives you that same sort of feel of being in a in a single family 00:23:42
detached community, but providing it at a price point that would be. 00:23:47
Affordable for some other folks. 00:23:52
This is the existing zoning we're here to ask today for, for zoning each of the four zonings. 00:23:56

And really what we're asking is for we would love and the others are all zoned commercial. 00:24:06
And really what we're asking is that the R5 just be switched to the southern portion. 00:24:11
And then everything else be downsized down, zoned from commercial to residential to R1. 00:24:18

Net across the board, we're really asking for just to relocate the R5 that's already exists there. 00:24:26
And that it would be and to give us what we would want for. 00:24:33
