Of last year when the city approved our permits, I mean our zoning. 00:03:04

I'm not sure exactly what was expected after that, whether we were supposed to put a shovel in the ground immediately to just make 00:03:21
everybody happy. But that's not the way I roll. I mean, I just like, really want to go through the steps as they require. 00:03:28
I'm more of a person that likes to talk about what we're doing. 00:03:35
Rather than what we intend to do. 00:03:39
So that is kind of the way that you will find. 00:03:41
Out about what we're doing and and follow our process. 00:03:44
So in the vacuum that has been created since then, I just want to kind of fill in some gaps. 00:03:49
One of the main things that happened was it took us a while. 00:03:55

On the last piece of property and you know, we've amassed 115 acres. 00:04:01

That last piece of property that used to belong to. 00:04:09
SG block and then SG development was one that we were. 00:04:14
In the process of purchasing. 00:04:18
There were some issues on title, et cetera, et cetera, but anyway that. 00:04:20
That was cleared up in November. 00:04:24
Of last year. 00:04:27
It's a little late for us to dive into. 00:04:28
Pre dev which is. 00:04:32
Design. 00:04:33
And all the all the elements required for. 00:04:36
Permit. 00:04:39
There's a big list of that. 00:04:41

We'll go in January, you know, everybody gets a holiday break and we'll go in January and we'll be. 00:04:50

We were ticking boxes. 00:04:59
For our investors and our funding. 00:05:01
And one of the questions that. 00:05:03
Was on the list of questions. 00:05:05
Was as the energy, you know, have you checked through the energy situation? Are we all OK? And I was? 00:05:07

So we had a call with Georgia Power. 00:05:16
We have our experts on on the call. We had James Coughlin on the call. 00:05:18
And we asked a very simple question. We need 5 megawatts. We need you to say yes and we move on. 00:05:23
And the answer was not yes. 00:05:29
The answer was well, how and when do you need it? I'm like, I need it now. I need you to know that when we open our doors, you 00:05:32
have. 00:05:36
5 megawatts and umm. 00:05:40
We couldn't get that answer. 00:05:42
So I had to go back to our investment group and our financing and and tell them the honest truth. We don't know where we are on 00:05:45
energy. 00:05:49
And they were lovely, you know, they said, OK, we're still here for you. But. 00:05:53
What are you going to do and call us when you know what you're going to do. 00:05:58
So we pivoted really, really fast and now. 00:06:02
February. 00:06:05
Towards the end of February. 00:06:07
And So what we had to do? 00:06:09
We didn't have to, but what we chose to do. 00:06:11
Is put together. 00:06:14
A partnership. 00:06:16
An alliance with an energy generation. 00:06:17
Generating Company. 00:06:20
We interviewed several. 00:06:22
There were many that were interested. 00:06:24
Any that are still interested? 00:06:26
And we've picked who we think our partners are. 00:06:28
Problem with an energy generation plant is. 00:06:31
Clean energy. 00:06:35
Something that doesn't disrupt the community. 00:06:37
The air quality, the environment, etc etc. So we really looked. 00:06:39
For the right partner. 00:06:43
To come in and build this energy plant, which will be a combination of solar. 00:06:45
Gas just clean energies. 00:06:50
Hydrogen. 00:06:53
And perhaps we're just breaking down our master plan on that right now. 00:06:55
The problem again, these are all these little hurdles. 00:06:59
Massive hurdles that we've had to jump through. 00:07:03
Is how do you? 00:07:05
Who are the outtakers for this energy? This pigmental at 5 megawatts is not. 00:07:07
Worth building a plan for. 00:07:12
So we had to bring on board a data center. 00:07:15
Group that would be. 00:07:18
Substantial outtaker. 00:07:20
Of the energy. 00:07:22
And that was another negotiation. 00:07:24
So, uh. 00:07:26
We are. 00:07:27
In total. 00:07:28
The cost of the energy and the data center. 00:07:29
Penciled out about $1.2 billion. 00:07:32
A lot more than what we had in our little Kitty. So we have to go out and make sure that that was accessible, available. 00:07:35
And and when and, and so that's what I've been doing for the last few months, to be quite honest. 00:07:42
Really focused on that. I think we've got it now. 00:07:49
In parallel, we've been working on our master plan. Sorry on a. 00:07:52
Master designs and all the elements necessary for the permits. 00:07:56
That was always, like I said, a eight to nine month period. 00:08:02
We're probably closer to 8 months now because it's only been about a month where we've nailed our energy situation. 00:08:06
Umm, so. 00:08:13
We are. We don't have shovels in the ground, but we have a lot of people working in their offices. These are soft costs. 00:08:16
These are not, you know, construction costs. 00:08:22
Are facing has changed a little bit. 00:08:26
Just because the market has changed so much. 00:08:29
We've had to address that issue. 00:08:33
Friends in in Atlanta who are. 00:08:35
Empty stages. 00:08:38
So we focused. 00:08:39
Deliberately and effectively on making sure that our stages would not be empty. 00:08:41
Being in rural Georgia, getting the. 00:08:46
5% uplift. 00:08:48
From from. 00:08:50
From the post production tax incentives was a huge plus. 00:08:52
So everybody that was involved in that were very, very grateful. 00:08:56
It elevated our. 00:09:00
Our visibility in the media space. 00:09:03

So that was a good thing. 00:09:07
January, February was a little rough for us. Actually, February, March was a little rough for us because there were a lot of 00:09:10
discussions about. 00:09:13
Federal media tax credits versus state. 00:09:16
Tax credits, we have to navigate that. 00:09:19
Umm, you would think, and I was extremely excited to have this idea that we're going to have federal tax credits on top of our 00:09:23
state tax credits, but. 00:09:27
That isn't quite how it worked, and it works, and so I had to figure that one out. Umm. 00:09:30
Basically, a portion of the state tax credits apparently comes from the. 00:09:36
Federal government, so it was one or the other. So everybody was like on a weight. 00:09:40
Mode, but we keep going forward. I'm just. 00:09:44
Telling you all these things that they understand. 00:09:48
The hurdles that we're going through to get to where we want to go through. 00:09:51

We're here. We're not going anywhere. 00:09:55
We're not intimidated by the fact that the industry last year was basically. 00:09:58

To to build in to film in our studios, we've created. 00:10:12

And the rest is a combination of equity and institutional mass lending. So just so that you know. 00:11:53

Umm, and we know that they have to be compliant with DoD and and and and other aspects they are. 00:12:08

Which is sort of remarkable for me, but they are. 00:12:17
Let me see. So what we'll be doing is finishing our pre dev. 00:12:21

We didn't want to be pulling from the community grid, so we'll have our energy to support that. 00:13:08
And we also didn't want to be pulling from water sources or or adding to this year. 00:13:15

Not only for the for the military community, but also for the local community. We're going to need that. I've said this before. 00:14:59

There were city employees that I know. I talked to them. They got out there at 6:00 in the morning to start their shift and some 01:55:06

And you know, and I know some of the Kiwanis, the volunteers that do that, they actually put in the similar type hours. So thank 01:55:16
you all, every single one of you. 01:55:19
I know that Alan's gotten praise earlier in the meeting, but it's well deserved. You know, I would say by about. 01:55:24
Maybe 12/12/30 there was a woman in front of. 01:55:30
Seagulls that got heat exhaustion and the empty said that was the 4th 1 and I think one of those previous to that with Mr. Ratigan 01:55:34

2-3 hours later he's back out there riding around taking people and shuttles and things like that, still doing work. So he didn't 01:55:45

But you know, just for him to approach the movie theater because our new movie theater, they have you go in if the movie says it 01:56:32

It starts 8:00. There's no previews, no commercials or anything before that. Maybe there's an opportunity there. That's something 01:56:39
that another small community actually does is they do local. 01:56:44
Advertising within their movie theaters. So have him go approach the movie theater, see if there's a, you know, interest there and 01:56:50
use his client list or he has to help sponsor a movie theater to help that new business get back off the ground because it's small 01:56:55
operation now. Now, so they can roll into maybe our, our theater group as well. But there was other ideas. We'll, we'll, we'll 01:57:01
share and discuss the council at a later date. But it was a great event and I'm glad I got to attend. 01:57:06

Was on the list of questions. 00:05:05
Was as the energy, you know, have you checked through the energy situation? Are we all OK? And I was? 00:05:07

So we had a call with Georgia Power. 00:05:16
We have our experts on on the call. We had James Coughlin on the call. 00:05:18
And we asked a very simple question. We need 5 megawatts. We need you to say yes and we move on. 00:05:23
And the answer was not yes. 00:05:29
The answer was well, how and when do you need it? I'm like, I need it now. I need you to know that when we open our doors, you 00:05:32
have. 00:05:36
5 megawatts and umm. 00:05:40
We couldn't get that answer. 00:05:42
So I had to go back to our investment group and our financing and and tell them the honest truth. We don't know where we are on 00:05:45
energy. 00:05:49
And they were lovely, you know, they said, OK, we're still here for you. But. 00:05:53
What are you going to do and call us when you know what you're going to do. 00:05:58
So we pivoted really, really fast and now. 00:06:02
February. 00:06:05
Towards the end of February. 00:06:07
And So what we had to do? 00:06:09
We didn't have to, but what we chose to do. 00:06:11
Is put together. 00:06:14
A partnership. 00:06:16
An alliance with an energy generation. 00:06:17
Generating Company. 00:06:20
We interviewed several. 00:06:22
There were many that were interested. 00:06:24
Any that are still interested? 00:06:26
And we've picked who we think our partners are. 00:06:28
Problem with an energy generation plant is. 00:06:31
Clean energy. 00:06:35
Something that doesn't disrupt the community. 00:06:37
The air quality, the environment, etc etc. So we really looked. 00:06:39
For the right partner. 00:06:43
To come in and build this energy plant, which will be a combination of solar. 00:06:45
Gas just clean energies. 00:06:50
Hydrogen. 00:06:53
And perhaps we're just breaking down our master plan on that right now. 00:06:55
The problem again, these are all these little hurdles. 00:06:59
Massive hurdles that we've had to jump through. 00:07:03
Is how do you? 00:07:05
Who are the outtakers for this energy? This pigmental at 5 megawatts is not. 00:07:07
Worth building a plan for. 00:07:12
So we had to bring on board a data center. 00:07:15
Group that would be. 00:07:18
Substantial outtaker. 00:07:20
Of the energy. 00:07:22
And that was another negotiation. 00:07:24
So, uh. 00:07:26

The cost of the energy and the data center. 00:07:29
Penciled out about $1.2 billion. 00:07:32
A lot more than what we had in our little Kitty. So we have to go out and make sure that that was accessible, available. 00:07:35
And and when and, and so that's what I've been doing for the last few months, to be quite honest. 00:07:42
Really focused on that. I think we've got it now. 00:07:49
In parallel, we've been working on our master plan. Sorry on a. 00:07:52
Master designs and all the elements necessary for the permits. 00:07:56
That was always, like I said, a eight to nine month period. 00:08:02
We're probably closer to 8 months now because it's only been about a month where we've nailed our energy situation. 00:08:06
Umm, so. 00:08:13
We are. We don't have shovels in the ground, but we have a lot of people working in their offices. These are soft costs. 00:08:16
These are not, you know, construction costs. 00:08:22
Are facing has changed a little bit. 00:08:26
Just because the market has changed so much. 00:08:29
We've had to address that issue. 00:08:33
Friends in in Atlanta who are. 00:08:35
Empty stages. 00:08:38
So we focused. 00:08:39
Deliberately and effectively on making sure that our stages would not be empty. 00:08:41
Being in rural Georgia, getting the. 00:08:46
5% uplift. 00:08:48

From the post production tax incentives was a huge plus. 00:08:52
So everybody that was involved in that were very, very grateful. 00:08:56
It elevated our. 00:09:00
Our visibility in the media space. 00:09:03

January, February was a little rough for us. Actually, February, March was a little rough for us because there were a lot of 00:09:10
discussions about. 00:09:13
Federal media tax credits versus state. 00:09:16
Tax credits, we have to navigate that. 00:09:19
Umm, you would think, and I was extremely excited to have this idea that we're going to have federal tax credits on top of our 00:09:23
state tax credits, but. 00:09:27
That isn't quite how it worked, and it works, and so I had to figure that one out. Umm. 00:09:30
Basically, a portion of the state tax credits apparently comes from the. 00:09:36
Federal government, so it was one or the other. So everybody was like on a weight. 00:09:40
Mode, but we keep going forward. I'm just. 00:09:44
Telling you all these things that they understand. 00:09:48
The hurdles that we're going through to get to where we want to go through. 00:09:51

You know, nobody's free speech is being prohibited here. I mean, we are free to say whatever we want to in our own social media 01:03:57
pages and share to any group page whatever, just not for official city business to make sure that it is something that's the 01:04:02

There were city employees that I know. I talked to them. They got out there at 6:00 in the morning to start their shift and some 01:55:06

But you know, just for him to approach the movie theater because our new movie theater, they have you go in if the movie says it 01:56:32

It starts 8:00. There's no previews, no commercials or anything before that. Maybe there's an opportunity there. That's something 01:56:39
that another small community actually does is they do local. 01:56:44
Advertising within their movie theaters. So have him go approach the movie theater, see if there's a, you know, interest there and 01:56:50
use his client list or he has to help sponsor a movie theater to help that new business get back off the ground because it's small 01:56:55
operation now. Now, so they can roll into maybe our, our theater group as well. But there was other ideas. We'll, we'll, we'll 01:57:01
